Controlled Demolition Engineering of an Industrial Building Within an Operational Facility

The demolition of complex industrial buildings requires an engineering approach that goes far beyond the simple removal of structures. In this project, INCIMAT developed the complete technical planning for the controlled demolition of an industrial building located within an active operational environment, characterized by the proximity of adjacent structures in service, restricted access conditions, and the presence of structural elements exhibiting varying degrees of deterioration.

The primary challenge of the project was to design a demolition procedure capable of carrying out the works without affecting neighboring facilities or compromising the stability of elements that were required to remain operational. To achieve this, a comprehensive assessment of the existing structural configuration was undertaken, identifying the relationships between the building scheduled for demolition and the surrounding structures, as well as the constraints imposed by the presence of industrial equipment, storage tanks, and auxiliary installations integrated within the facility.

The proposed solution was based on a progressive and sequential dismantling process, avoiding conventional demolition techniques and prioritizing, at all times, the control of structural loads, the stability of the remaining structure, and the controlled direction of material removal. The methodology incorporated a phased demolition strategy, with each stage specifically adapted to the geometry of the building and the operational restrictions imposed by the surrounding environment.

As part of the engineering scope, a series of preliminary measures were defined to ensure the safe execution of the works. These included the structural separation of elements connected to the building, the implementation of protection systems for adjacent facilities, the organization of temporary works and access equipment, and the planning of controlled material removal and waste management procedures. Specific criteria were also established to minimize vibrations, prevent impacts on neighboring structures, and manage the behavior of elements affected by existing deterioration or structural deficiencies.

This type of project demonstrates INCIMAT’s capability to undertake complex industrial transformation works by integrating structural analysis, construction planning, risk assessment, and the development of demolition procedures tailored to highly constrained environments, where safety and technical control of the process are of paramount importance.
