Comprehensive Rehabilitation Project for an Underground Parking Structure Affected by Water Infiltration and Structural Deterioration

The continuous presence of water within underground structures can lead to the progressive deterioration of construction elements, compromising both their durability and serviceability conditions. In this project, INCIMAT developed the complete engineering solution for the rehabilitation of a multi-level underground parking facility, addressing in an integrated manner the pathologies associated with water infiltration, persistent moisture, drainage deficiencies, and localized deterioration of reinforced concrete elements.

The project began with a comprehensive inspection and diagnostic campaign that included a detailed assessment of underground retaining structures, pavements, drainage systems, inspection chambers, pumping stations, and structural elements. In parallel, an extensive photographic survey, damage inventory, and concrete core sampling program were carried out to evaluate the actual condition of the structure.

The inspections identified active water ingress, widespread moisture-related deterioration, efflorescence, salt deposits, coating degradation, localized reinforcement corrosion, and surface deterioration of the concrete. The analysis demonstrated that a significant proportion of the observed pathologies was associated with deficiencies in the water collection and drainage systems, as well as continuous water ingress originating from the surrounding ground and existing utility installations.

Based on the diagnosis, a rehabilitation strategy was developed focusing on the comprehensive improvement of drainage systems, the correction of critical water ingress points, the repair of deteriorated concrete elements, the restoration of damaged pavements, and the replacement of finishes affected by prolonged exposure to moisture. The primary objective was to restore the preservation, functionality, and durability conditions of the facility through a technically coordinated intervention.

This type of project demonstrates INCIMAT’s expertise in the diagnosis of construction pathologies, the rehabilitation of existing structures, and the development of engineering solutions aimed at extending the service life of infrastructure exposed to particularly demanding environmental conditions.
